Job Title: Zone 3 Lead Proctor (Pipe/Mechanical Trades II)

Job Summary:| This position performs work as a lead zone proctor supporting 24/7 maintenance operations across assigned facilities. The general maintenance program includes but is not limited to; preventative and corrective maintenance, emergency responses, and general building maintenance (HVACR, electrical, plumbing, minor repairs on building systems and infrastructure). This position serves as a technical resource and lead for zone staff by assisting with task coordination, prioritization of work orders, and troubleshooting complex issues. They provide guidance, on-the-job training, and support to ensure consistency in maintenance practices and adherence to safety standards. This position’s normal work schedule is Monday to Friday during business hours, with occasional after-hours, weekend, or holiday assistance as needed. Key Responsibilities:
- Coordinates and prioritizes daily zone maintenance activities in a 24/7 operational environment to ensure timely response to service requests and system issues.
- Performs preventative maintenance (PM) work orders, including but not limited to the maintenance of electrical, HVAC, mechanical, and plumbing systems and components.
- Responds promptly to corrective maintenance calls, prioritizing based on urgency and impact. Conducts repairs or arranges for others to repair as needed.
- Provides support for projects within the zone: serves as a BMO representative, acts as a subject matter expert, helps to ensure quality, collaborates with and advises project managers, general contractors, and vendors during all phases, ensures compliance with department construction standards.
- Responds to emergency situations and after-hours service calls to minimize operational disruptions and maintain safe facility conditions.
- Assists in training and onboarding zone personnel, reinforcing standard procedures, safety practices, and proper use of tools and equipment.
- Monitors building systems performance using a building automation system (BAS) and identifies potential issues, recommending corrective actions as needed.
- Ensures accurate and timely documentation of maintenance activities within the CMMS, including work order updates, status changes, and completion notes.
- Maintains compliance with safety regulations, policies, and procedures while promoting a safe working environment.

*Qualifications:| Please make sure to include the following in your

Minimum Qualifications:*
- At least three years of relevant full-time experience in an occupation related to the assigned work (e.g. HVAC, plumbing, electrical, controls, facilities maintenance).
- *Substitution:* Successful completion of a formalized plumbing, pipe-fitting, steam-fitting, heating, ventilation, or an air conditioning apprenticeship program. Higher level, non-correspondence course work in the same fields from an accredited vocational school or university may substitute for the experience on a year-for-year basis

- Experience using computers to monitor buildings tied into Building Automation Systems (BAS).
- Experience fixing and maintaining equipment and machinery.
